The first question on every bathroom renovator’s mind is always: “how much does the average bathroom renovation cost?”

Unfortunately, there is no set answer to this question as every bathroom is different and there isn’t really an “average” bathroom. However, it is possible to give a rough ballpark figure so that you can begin to decide what you can afford and how much you need to save.

1.   How are you financing your bathroom?

Before you get started on your renovation and sign a contract, it’s important to know exactly how you’re going to finance your bathroom renovation. There are many ways you can do this depending on your situation. However, some options are:

  • Refinancing your home loan
  • Apply for a new loan
  • Start a line of credit loan
  • Pay out of your own pocket using your savings or a mortgage offset account or redraw facility

2.   What determines the average bathroom renovation cost?

There are a number of factors that go into the cost of your bathroom renovation including timing, the floorplan, if there’s any specialty trades work being done and how expensive your chosen finishes are.

Timing:

The time it takes to complete your renovation can significantly impact the cost. The average rule is that the longer your bathroom takes to renovate, the more expensive the job will be. At Flat Hill, we give our clients an average bathroom renovation time frame of three weeks. However, some can take longer, and a few smaller bathrooms might be completed in under three weeks.

Floor Plan:

Another major impact on the average bathroom renovation cost is the floor plan. If you’re choosing to change the layout of your bathroom, the cost will be dramatically different compared to if you start moving things around. This is because changing the spot of fixtures such as toilets, sinks and showers result in extra plumbing and structural work, adding to the bill in both labour and materials.

Trade Work:

A good point to remember is that any specialty trade work on top of the usual plumbing, carpentry or electrical work will hike up the average bathroom renovation cost. Some examples of complex trade work include installing heated tile flooring or adding in a skylight.

Style of Bathroom:

This is less likely to come as a surprise, however, the style of bathroom you choose to base your renovation around will greatly impact the renovation cost. This comes down to the products and finishes you choose such as tapware, tiles, baths and vanity units. It’s always important to remember that fixtures such as marble tiles, stone benchtops, brass taps and floating vanities are among some of the most expensive design choices you can make. 3.   So… How much will it cost?

That is a very difficult question to answer without knowing the size of your bathroom along with the answers to the questions above, but we would suggest that a complete bathroom renovation – including both the build and the fixtures – could end up costing between $15,000 – $30,000 for a standard bathroom and $30,000+ for a premium / luxury bathroom renovation.

At Flat Hill, when we provide quotes, we only quote on the build – we encourage you to source your own fixtures (bath, shower, vanity, tapware, tiles etc.) which not only allows you to have total control over the budget but also allows you to spend as much time as you’d like shopping around for the best price possible.
